"MEGA" Open House - Weekly Marketing Strategy

An effective marketing strategy positions you as the expert. The strategy will allow you to get leads before, during, and after the open house.



Day 1 (Usually a Monday)
  1. Update the following with Open House dates: MLS, Zillow, etc.
  2. Post Paid Facebook Ad ($5/Day for 5 days)
  3. Post FREE ad to Craigslist, Facebook (Business Page, Personal Page, and City Groups, Open House Groups), Linked In, Blog, etc. (**Look for responses)
  4. Send Facebook post to seller

Day 2
  1. Put Yard sign up
  2. Email Buyer & Seller Database

Day 3

  1. Post FREE ad to Craigslist, Facebook (Business Page, Personal Page, and City Groups, Open House Groups), Linked In, Blog, etc. (**Look for responses)

Day 4

  1. Create Open House Video and post to You Tube

Day 5
  1. Call buyer/seller agent database (ask for referrals)
  2. Post FREE ad to Craigslist, Facebook (Business Page, Personal Page, and City Groups, Open House Groups), Linked In, Blog, etc. (**Look for responses)
  3. Door Knock neighborhood (invite the neighbors)

Day 6
  1. Post FREE ad to Craigslist, Facebook (Business Page, Personal Page, and City Groups, Open House Groups), Linked In, Blog, etc. (**Look for responses)
  2. Email Buyer & Seller Database: 1 more day

Day 7 (Usually day of open house)

  1. Put out directional signs (*)
  2. Post FREE ad to Craigslist, Facebook (Business Page, Personal Page): Just hours away
  3. After The open House (Same day)

  • Text all attendees: Thank You for attending
  • Facebook (Business Page): Thank you for everyone that attended

A MEGA Open House is a BIG EVENT! You have 2 goals at an open house:

1) Sell that house or
2) Set an appointment to get a new Buyer/Seller Client

You are there to sell homes. Don't ever let a guest leave without trying to do one of the two.

“MEGA” Open Houses allow you, as the agent, to move your storefront from one location to another. You can target certain areas. Oftentimes, when done correctly, a “MEGA” Open House will bring additional buyers and sellers to you because people want to know what all the buzz is about. Make it an event!


You can get custom signs made and/or buy cheap directional signs from places like Lowes/Home Depot. Just ensure that if you do buy the cheap signs that you put your name/number on them so they won’t get stolen. Don't put the property address on them so you can always reuse the sign.


Important Note: Unless it is for your own listing, try to focus on doing “MEGA” Open Houses in areas that can get a lot of traffic (e.g. 1/2 mile of a major intersection, new home community, major shopping area, etc).



General Info

  1. The open house should be at least 3 hours (2 hours is ok, but not recommended)
  2. Know the area and the best place to put the signs
  3. Get your signage (Even with easy to locate homes, it is best to have 30+ signs and banners)
  4. Schedule the open house at optimal times (generally Saturdays midday or Sunday afternoon.
  5. Agent/Broker Open houses are during the week around lunch time)
Prior to the open house day

  1. Put an open house sign in front of the house with date & time (3-4 days prior)
  2. Post an ad on the MLS, Facebook, Craigslist, etc. (If it is your own listing then also update Zillow and Realtor.com with the Open House Dates)
  3. Canvass the neighborhood and invite the neighbors (homeowners really like this and you can potentially get more listings. This is also to get potential buyers & sellers before the open house). 
The day of the open house

  1. Give yourself at least 2 hours to prep the house and put out signs 
  2. Walk the property prior to putting out signs (this allows you to make corrections, if needed)
  3. Prep the inside of the house prior to putting out the signs
  4. Turn on all interior lights and ceiling fans (slow position)
  5. Open all the blinds
  6. Put out all materials & collateral CLICK HERE FOR MATERIALS LIST (e.g. flyers, forms, business cards, etc)
  7. Put out refreshments
  8. Light candles
  9. Spray air freshener (if needed)
  10. Put out signs from outward in. Pick up signs from inward out (This ensures no one prematurely knocks on the door when you are not there)
Protocall (Good practice)

  1. Never park in front of the house. This is for guests. It also allows people to see the open house signs as they drive by.
  2. When someone drives up, meet them at their car with a flyer. 
  3. Tell them about a feature you love in the home that they should pay close attention to (This should be something that is away from the front of the house (ie. Nice pool, master bath, FROG, etc)
  4. DO NOT immediately follow people around the house. Give them a chance to preview the home without you. (After a few minutes, it may be ok to join them)
  5. SCRIPT for Showing The Property:  
  • “Can you see your family in this home? (WFA). What would stop you from making an offer on this home today so you don’t miss out on this home?”
  • “Mr/Mrs____ If I were able to find you a home that has the number of bedrooms and bathrooms you are looking for, it’s priced right, it’s in the location you are looking for, I could ensure it is a smooth process, and it could close around the timeframe you are needing, would there be a reason why you would not want to put in an offer on that home within the next couple of weeks?”
  • “Will you be looking at other homes today? (WFA) Let me give you some more of my business cards so you can give to any agent so they will know that you and I will be meeting within the next couple of days to work through your home buying needs” (use this script if they want to work with you but not Buyers Agreement has been signed yet)

URGENT: If they are Ready Now (Buyer and/or Seller), schedule an appointment before they leave
Note: Always advise attendees you can assist them with purchasing a house anywhere. This is important because a lot of people think you are only focused on the home you are showing.
Scripts:

After The Open House (within 24 hours)
  1. Do the raffle/drawing 
  2. Call everyone that sign in to thank them for stopping by and talk to them about their real estate needs
  3. Set Appointments! (if they have not already been set)
  4. Send a “Thank You” postcard by mail to all attendees
  5. Add them to your database/email campaign drip list
  6. Continue to follow-up by phone

Important Note: 3-4 days before the open house you should put a open house sign in the yard. Also, Before the open house you should door knock the neighborhood and invite the neighbors. It has been proven that you can get buyers/sellers in the neighborhood before the open house. You may get
buyers/sellers from door knocking.

Start prepping the house and putting out signs at least 2 hours before the event.
